Southern Hills & Wellshire in Denver, Colorado: A Private, Communal, and Luxurious Mid-Century Modern Neighborhood | Mid Mod Dream Homes

A Premier Mid-Century Enclave in Denver

Nestled in Denver’s 80210 zip code, Southern Hills, also known as Wellshire, is a sought-after neighborhood offering a blend of privacy, community, convenience, and luxury. Defined by South St. Paul Street to the east, University Boulevard to the west, East Flora Place to the south, and East Yale Avenue to the north, this mid-century modern gem boasts an estimated 570 homes, many of which showcase the timeless mid-century architectural style.

One of the neighborhood’s most desirable attributes is its inclusion in the district for Slavens School, a top-rated public school serving elementary through 8th grade. Residents enjoy a suburban feel with close city access, as both University Boulevard and Colorado Boulevard provide direct routes to downtown Denver and other major hubs.

For recreation, locals frequent McWilliams Park, affectionately known as “Dinosaur Park”, located just north of Yale Avenue. This park provides a gathering place for families and outdoor enthusiasts alike.

A Community with Strong Roots

Southern Hills has a Registered Neighborhood Organization (RNO) recognized by the City of Denver, fostering a sense of community through events and social activities that bring residents together. The neighborhood has long valued its communal spirit, dating back to the 1960s, when an active Garden Club played a pivotal role in beautification efforts. The club was responsible for the placement of the Southern Hills wrought iron signs, originally painted green and gold but now black, as well as donating trees to Slavens Elementary.

The History of Southern Hills & Its Builders

Between 1899 and 1913, the land that now comprises Southern Hills was owned by Jay Morton, though little is known about his influence on the area. It wasn’t until the late 1950s and early 1960s that the neighborhood began to take shape, with two major developers—Consolidated Homes and Paramount Homes—filing plans for what would become one of Denver’s premier mid-century neighborhoods.

The primary contractor responsible for construction in Southern Hills was Aubrey Harrison, a name that became synonymous with quality homebuilding in Denver. His legacy continues through his son Lynn, who built homes in Greenwood Village and Cherry Hills Village, and his grandson Scott, who represents the third generation of builders in the area.

Mid-Century Modern Homes with Timeless Appeal

  • Large picture windows designed to let in natural light

  • Low-pitched roofs characteristic of mid-century design

Convenient Access to Shopping & Amenities

Residents of Southern Hills also enjoy easy access to nearby retail centers, including the University Hills Shopping Center, which historically featured a Macy’s Department Store. This commercial hub has long served as a convenient shopping destination for the neighborhood, enhancing its overall appeal.
