Nestled in a private, circular street, South Dahlia Lane is a rare mid-century modern neighborhood that stands as the first modernist housing cooperative in the United States. This enclave consists of 32 architecturally significant homes, designed with both community living and homeowner privacy in mind.
Located in a prime Denver location, South Dahlia Lane offers quick access to major freeways, Colorado Boulevard’s shopping and dining district, the University of Denver, Virginia Village, and Washington Park. The neighborhood also feeds into the highly sought-after Cherry Creek School District, making it an appealing choice for families. Additionally, South Dahlia Lane borders baseball fields at Denver Academy and is adjacent to Christian Living Communities, adding to its tranquil surroundings.

The Vision Behind South Dahlia Lane
The idea for South Dahlia Lane was conceived in the 1940s by a small group of University of Denver professors who needed to move their growing families out of the Quonset huts and Butler units that DU provided for faculty housing.

Their dream was to create a community-oriented yet private neighborhood, despite having a very limited budget. In April 1950, they broke ground on 10+ acres of land, building modestly sized homes valued at approximately $12,000 each.
How South Dahlia Lane Became a Reality
The financial feasibility of South Dahlia Lane was only possible through new federal legislation supporting cooperative housing.
The Mile High Housing Cooperative secured FHA financing at 4% for forty years, allowing the project to move forward. This creative financial structure allowed the first-of-its-kind housing co-op to take shape and laid the foundation for a community-centric neighborhood.
A Neighborhood Designed for Connection & Tranquility
Unlike traditional suburban grid layouts, South Dahlia Lane’s curved, one-way street was designed to slow down traffic, making it a safe, walkable community. However, this design initially faced resistance from the fire department, similar to what happened with Sternberg’s other major project, Arapahoe Acres. After negotiations, a compromise was reached on the street layout, ensuring both safety and community-first urban planning.
For four decades, homeowners could not sell their individual homes, as they were part of a collective. Instead, families often swapped homes within the community as their needs changed—expanding or downsizing as necessary.
A Defining Moment: The End of the Mortgage & New Beginnings
In the 1980s, after forty years, the cooperative finally paid off its mortgage. To mark the occasion, residents gathered to burn the mortgage document in celebration, symbolizing their transition into a new chapter. At this point, the neighborhood was reincorporated into the South Dahlia Lane Community, allowing homes to be individually bought and sold on the open market.
Today, South Dahlia Lane remains a vibrant, peaceful, and highly sought-after neighborhood, with many homeowners adding creative upgrades and expansions while maintaining the architectural integrity of their mid-century homes.
