I’ve accepted an offer, now what?

FIRST WEEK

  • my transaction coordinator will send the offer (and counters) to the title company for processing

  • send buyer property disclosures

  • Send buyer due diligence documents (or start gathering them based on the deadline)

  • Buyer drops radon kit by the house 2 days before inspection, or picks up 2 days after inspection

  • inspection is scheduled and conducted by the buyer

    SECOND WEEK

  • Title work received by the title company

  • Appraisal conducted

  • Inspection Objection received by the buyer

  • Inspection Resolution sent out to the buyer

  • after this week is over is when its ok to start packing up

    THIRD WEEK

  • buyer may schedule an ILC or survey if need be

  • start fixing up the things the buyer asked for and you agreed to in inspection resolution OR Amend/extends are sent out for buyer credits

  • Appraisal comes in - objection and resolution is possible here

    FOURTH WEEK

  • Send receipts for work done to the buyer

  • Cancel or move electric, gas, internet, cable, trash services where necessary (title covers water and sewage)

  • set up mail forwarding

  • buyer’s Loan Termination Deadline

  • buyer schedules Final Walk Through

  • see net sheet from title with final costs and net proceeds

  • Closing
