  • First Week

    • Submit earnest money to the title company and collect the receipt

    • Schedule your inspection ASAP

    • Receive and sign property disclosures

    • Appraisal ordered by the lender

    • Start shopping for homeowner’s insurance

    • Inspection happens

      (Standard // Radon // Sewer scope // Lead Based Paint)

      Second Week

    • Title work received and off record title deadline - objection and resolution is possible here

    • Appraisal conducted

    • Due Diligence documents received

    • Inspection Objection submitted to the seller

    • Inspection Resolution received by the seller

    • Lock your rate with the lender, this can be best up to 15 days before closing

      Third Week

    • Order and complete an ILC or survey (if necessary) - objection and resolution is possible here

    • Appraisal comes in - objection and resolution is possible here

      Fourth Week

    • Loan Termination Deadline

    • review CDA with lender 3 days before closing to confirm how much you need to bring to the closing table

    • Set up electric, gas, internet, cable, trash, and recycling where necessary (title covers water and sewage)

    • Final Walk Through

    • Closing
